The Transit-Related Growth Area Small Area Plan

Metro is coming, and the Town of Herndon is planning for the area around it. The Transit-Related Growth Area (TRG) Small Area Plan will envision a well-designed and viable future for the district around Metro, including how it can best provide housing, goods, services, and office uses, while complementing the previously planned Herndon Transit-Oriented Core (HTOC) and serving the needs of the wider Herndon community.

 
  • The Small Area Plan will guide the potential redevelopment of 94 acres known as the Herndon Transit-Related Growth Area (TRG), located near the new Metro station.

    The Plan will establish a conceptual plan for future redevelopment, facilitating the transition of 25 privately-owned and developed parcels and enhance recognition of the Herndon Metrorail Station as an important gateway and element within the town.

  • The TRG area encompasses approximately 94 acres along Herndon Parkway between Van Buren Street and Spring Street, incorporating land north of the Herndon Parkway and parcels east of the Herndon Transit-Oriented Core (HTOC).

    The portion of the TRG north of the Herndon Parkway lies adjacent to single-family residential neighborhoods. The parcels in the TRG east of the HTOC are bounded by the Dulles Toll Road, Fairfax County Parkway and Herndon Parkway. The TRG is separate from the HTOC.

  • Small Area Planning is a long process that begins by thinking about big ideas and specific concerns, ultimately leading to the development of design options and eventually a design concept for the area. Execution of the Small Area Plan is expected to take approximately 18 months.

  • The Small Area Plan will address a wide range of critical issues within the TRG, including working to define what uses will go there in the future, how its transportation and connectivity networks can best serve the town, how its open spaces may look and feel, and how development there can address social, economic, and environmental sustainability goals. It will also help shape the character aspirations for future buildings. Ultimately, it is intended to guide public and private investment within the plan area.
